Have your escrows close in the middle of the week. If there is a delay, hopefully the escrow can close before the weekend!

Nervous about a concurrent close? (buyer's home closes the same day as the seller's home) Use the same escrow officer-Really saves a lot of nails!

Remind your buyers to bring in a cashier's check or arrange a wire transfer for the balance of funds when signing closing papers. NO personal checks or CASH!

If the buyer is using stocks or an equity line to purchase property, make sure time is allowed to SELL the stock and equity line escrows to record before close!

Out of state sellers or buyers should have closing papers and or loan documents sent out at least 8 days prior to close.

The WEEKEND before close, verify the seller has completed any repair request items. Weekends are typically when sellers complete repairs!

Ask the title company if your client can sign papers in an office convenient to their home or work.

ALWAYS have the escrow officer prepare an ESTIMATED closing statement for you and your client to review BEFORE they sign closing papers.

Place a combination lockbox on the property once escrow has been opened. Provide the code to the buyer's agent, inspectors, etc. When the escrow has closed, provide the code to the buyers, then remove the box!
